PETS
No animals, birds or reptiles of any kind shall be raised, bred or kept on the property or brought on the Common Elements, except that no more than two dogs of gentle dispositions, no more than two cats, or no more than two other household pets approved by the Executive Board or the manager as to compatibility with the Common Interest Community may be kept. Pets may not be kept, bred or maintained for any commercial purposes. Any pet causing or creating a nuisance or unreasonable disturbance or noise shall be permanently removed from the Property within three (3) days after Notice and Hearing from the Executive Board. In no event shall any dog be permitted in portion of the Common Elements or any other Unit unless carried or on a leash. No dogs shall be curbed except in the street, or in special areas designated by the Executive Board. Owners shall be responsible for the removal of all solid animal waste in the Common Elements. Unit Owners shall hold the Association harmless from any claim resulting from any action of his or her pet. Seeing eye dogs and hearing ear dogs will be permitted for those persons holding certificates of necessity.
INSURANCE
Each Purchaser of a Unit at Thornberry Ridge Condominium will be responsible for obtaining insurance for personal liability and for loss and damage to the Unit due to fire or other perils.
RESTRICTIONS
Each Unit is restricted to residential use as a single family residence. No sign indicating commercial uses may be displayed outside a Unit. A single family residence is defined as a single housekeeping Unit, operating on a non-profit, non-commercial basis, between its occupants, cooking and eating with a common kitchen and dining area, with no more overnight occupants that two (2) per bedroom as designated on the plans on file with the building official of Bristol.
Garages are restricted to use by the Units to which such garage is part of the Unit or is a Limited Common Element for such Unit, as storage and as a parking space for currently registered motor vehicles (specifically excluding, however, dump trucks or other construction equipment and commercial vehicles having a gross vehicle weight equal to or greater than 10,000 lbs.)
A Unit may not be leased or rented other than to persons who otherwise qualify under this Article. All leases and rental agreements shall be in writing, shall be for a term of not less than one (1) year, and shall be subject to the requirements of the Documents.
A Unit Owner may not make any structural addition, structural alteration or structural improvement in and to the Unit of the Common Interest Community. No change shall be made to any landscaping installed by Declarant without Executive Board approval.
